PROCESS

Life cycle of a project consists of three key phases: Design (Schematic design phase), Approvals (design development phase) and Construction (contract documentation, implementation & management phase). Design

We personalize our design services to meet your requirements and suit your unique site context, conditions and constraints. Some projects proceed in a linear fashion from a hand sketch through to a resolved idea, while other projects require an iterative process with multiple amendments made along the way to arrive at a resolved solution. Sketches, hand-crafted models, 3D computer generated models, realistic renderings and CAD software are various design tools we employ to help you to visualize the design. We typically start with the sketches and then developed into three dimensional model, both hand-built and in 3D software.

Approvals

The statutory approval process can be confusing to navigate with many different approval pathways available, an array of acronyms and authority requirements to negotiate. As experienced professionals, we work with you to identify the most appropriate direction for your project. Once we have agreed on an approval strategy we work with and coordinate a team of external consultants to prepare applications to relevant approving authorities to seek the necessary approval to bring the design into reality.

Construction

Prior to the building commencement on site, we further describe (through detailed drawings and schedules) the quality of the details, materials and finishes necessary to meet your requirement. Additionally, we will lead the whole contract documentation phase, from tender, evaluation, interview, award and contract binding. On top of that, we are directly involved with the implementation stage to ensure the work is carried out to the expected standards.

Sometimes, clients approach us with a very open brief or a particularly unusual site. In these cases, as well as cases where there is no intent to proceed to built work in short term, partial services may be the best way to proceed.
